We understand that moving home can be a stressful period, so we try our best to make it as simple and straightforward as possible. Whether this means taking you to and from a viewing or helping you organize the necessary paperwork, we are here to support you through the entire transition.
Your journey begins with a viewing. This is a completely free, no-obligation appointment to allow you to tour the property, explore the neighbourhood, and decide if the home is right for you.
Once you find a property you love and wish to apply for, you may be asked to pay a Holding Deposit to reserve it while we carry out background and affordability checks. By law, this deposit is strictly capped at one week’s rent.

To comply with UK housing laws and verify affordability, we require all prospective tenants to provide the following documentation promptly:
Most applications are processed, and the landlord's confirmation received, within one week. We will keep you updated regardless of the outcome. If your background or financial checks don't entirely meet the criteria, we will discuss alternative pathways with you, such as introducing a guarantor.
If your application is approved, your Holding Deposit will be fully credited toward your overall move-in balances. You will be required to pay your final upfront funds before collecting your keys:
What happens if the tenancy does not proceed?
Once final balances are cleared, we will coordinate a mutually convenient time to meet you at the property to finalise your move-in details.
In accordance with current UK legislation, all new private tenancies are established as Assured Periodic Tenancies. This means your agreement does not lock you into a rigid fixed term (such as a 6 or 12-month contract). Instead, it rolls seamlessly from month-to-month right from day one, offering you complete flexibility to end the tenancy at any time by serving two months’ written notice.
On your move-in day, we will conduct an Inventory. This is a comprehensive log documenting the exact condition of the property and its fixtures prior to your occupancy. The inventory protects both parties and acts as the definitive benchmark at the end of your tenancy to ensure your deposit is returned fairly, accounting only for genuine damage beyond normal wear and tear. Once you and the agent verify the inventory, you will sign the documents, receive your keys, and take official possession of your new home.
